Keitaro remembers a time when he was young and he and a girl he knew made a promise to get into Tokyo University together.  Then she moved and now he cannot remember her name.  Now he's about 20 and has failed twice to get into Tokyo U.  His grandmother retires and asks him to manage her apartments the Hinata Inn.  Keitaro accepts but doesn't realize that this is an all girl's dormitory.  He gets off on the wrong foot with the residents and is only saved by his Aunt Haruka who mistakenly tells the girls that he's a student at Tokyo U and they accept him reluctantly.
